Since smart landlords want to do their homework on every applicant, checking credit history, previous landlord contacts, and verification of employment, you’ll have an advantage if you have these materials ready to give them before you even begin your search.
2. Make An Impression!
Looking good on paper isn’t all that matters in the process of rental application. If you set up a viewing of the apartment you’re applying for, show up dressed nicely—no tuxedo or gown necessary, but clean and presentable. Get there on time, or early if possible. You want to show them you’re responsible, and this is your chance to do so in-person.
3. Be Quick!
Certain listing services (like HotPads) give you the option of receiving notifications when listings open up in areas of interest for you. The faster you apply for the listing, the better chance you have of making an impression on the landlord. It’s also a good idea to respond as quickly as you can to any questions they ask you.
4. Be Patient!
Pressing the landlord or manager for an answer doesn’t impress. Checking in after waiting two days is fine, but know that there are some landlords that may take their time, and allow for a sufficient group of applicants so that they can choose appropriately. That’s the nature of this process.
