I’m often approached by owners that aren’t sure about whether they should let go of their own management, or maybe they’re thinking about making a change away from a company they’re just not satisfied with. We understand both types of owners.
It’s not hard to arrive at the VERY best decision if you look at three areas.
#1 – look at their reputation. You can’t FAKE a good reputation (Please take a look at our YELP and GOOGLE). If most owners and tenants are reporting positive experiences, it’s safe to assume your experience will be good as well. Do they have 2 or 3 positive reviews? Not enough. 20 or 30, now you’re dealing with an established company.
#2 – You want to find out if you’ll feel comfortable working with them. Will they listen to you? This is big, and to accurately decide if you’re going to trust your investment to someone, you need to go meet them, in their office. Go interview the people that might be caring for your precious investment property. There’s nothing as telling. If you’re a reasonably good judge of character, you’ll leave knowing if they’re right for you.
#3 – How are they set up to deal with maintenance? Here are some good questions to ask: How do they handle tenant requests for repairs AND after-hour emergencies? Do they use uninsured workers, leaving you open to lawsuits? Are repairs done at the MOST competitive prices?
